The Building Plans

Two building plans are being made available with this pattern book. They were custom-designed with frequent feedback from a committee of builders, advocates, Realtors, architects, planners, and city leaders.

The highest priority in the design process for these two buildings was to have buildings that could be constructed on most infill parcels in Ohio while accommodating a wide variety of household sizes. Addressing every opportunity and challenge with just two buildings is impossible, but these buildings are as versatile as possible.

How to Download the Building Plans

To download the plans, users will be directed to a third party page. The plans are free to download but terms and conditions apply. The plans and licensing agreements can be found at housingoh.patternzones.com or through the button below.

Users will have the option to download all eight plans individually. You will be asked to provide information on your building location. A validation code to download plans will be sent to the email address provided.  The email with the code will come from Ohio Housing Tools.

The construction documents have been produced by an architect licensed in Ohio and are ready for a contractor to start planning the project.

Review site-specific permit requirements

Each local jurisdiction has their own process and requirements for getting a building permit. In almost every jurisdiction, the plans will need to be accompanied by a site plan. Site plans are usually created by the contractor or a civil engineer. A good site plan will describe infrastructure, utility connections, grading, and other details necessary to use the building plans on a specific piece of property.

Narrow Single Family House

This single-family house has been designed to fit on a 30’ wide lot with a small driveway. If alley access is available, even more narrow lots can be utilized. A sleeping porch is optional, and can be easily enclosed and insulated by any builder.

Versatile Front/Back Duplex

This duplex has been designed to fit within almost any neighborhood and address almost any household size. It works on all but the smallest parcels, too.

The front unit is largest, and the same in each configuration. There are two options for the rear unit. One is a small flex unit, that can be used either as a separate apartment or a primary suite. The second option is a larger independent unit. In either case, both units have a front door and private rear yard. All configurations can be constructed either with a stoop or porch.
